Property Inspection (Crucial)

A property inspection is the most critical part of buying or selling a property. The inspection informs the potential buyer or seller of the existing condition of the property which allows them to make an informed decision regarding the purchase or sale. In most cases, the property inspection will pay for itself. The inspection points out defects, damage, potential safety hazards and informs the client of future issues they may need to keep an eye out for. It is an accurate, professional assessment of the current condition from the foundation to the roof and everything in between. The inspector will walk the property with the client at the end of the inspection to go over the findings. Sewer Scope Inspection (Priceless)

A broken, damaged or clogged main sewer drain pipe can be messy, inconvenient and extremely expensive to repair or replace. A sewer scope inspection involves running a camera through the pipe from the house to the city which can reveal: a change in material type such as cast iron/terracotta clay, damaged/broken/blocked/or reduced pipe diameter (causing flow issues). Main drain pipes made of cast iron or terracotta clay are fragile, susceptible to deterioration and will eventually have issues due to aging, external pressure or invasive tree roots. Performing a sewer scope inspection is priceless in determining the condition of your underground main sewer line providing you with long term peace of mind.

Mold / Indoor Air Quality Testing (Safety)
The presence of mold in a house can be hazardous and costly. Long term health effects of mold exposure are still being researched. That being said, unacceptable levels of mold can worsen asthma (and other respiratory issues), allergies, coughing, wheezing, stuffy nose just to name a few. If that wasn’t enough, mold can weaken structural materials and may reveal hidden issues such as water leaks or foundation problems which may lead to expensive repairs. Having a mold/indoor air quality test performed is a small expense compared to costly health issues and/or costly repairs.
Well Water Quality Testing (Safety)

The quality of the water entering your house is essential and extremely important to the health, safety and well-being of you, your family, pets and guests. Remember, the water you use isn’t just for drinking, it is also used for showers, cooking, dishes, plants and laundry. Water containing bacteria (Coliform and E. coli), arsenic, metals and other contaminates can cause serious health issues and potential safety hazards. Water quality testing will identify unhealthy levels of contaminates which will determine if any treatments are necessary to ensure the safety of your water.

Termite Inspection (Valuable)

A termite inspection is a must have for a low cost to prevent higher costs if wood destroying insects are present and not addressed. Additionally, some loans require them, such as Veteran’s loans. Termites and carpenter ants can cause significant damage to the wood components of a house or structure. A licensed pest control contractor can identify these wood destroying insects and prevent further damage to the house or structure. If the damage is not too extensive, treated areas can prevent costly repairs by a licensed contractor.
